That's what me, 20 years ago, might be saying about my current #propertydevelopment 👆🏼
- Listed building in poor condition - too complicated
- Project managing from 100 miles away - not possible
- Building materials and labour cost #inflation - now too expensive
- Uncertain economy - can't develop now
- Short-term #finance - you'd have to be crazy to use this
- Private finance - why would someone lend me #money
- High interest rates - refinancing will be difficult
- A crash is round the corner - it's a bad time to #invest
.
Fortunately, over time and with more #experience, you get comfortable with "risk" and learn when situations ARE risky. The bigger picture stuff; economy, interest rates, the market, trends etc, comes from reading news, watching, and listening to the right people and doing it over a long period of time, consistently. The project specific stuff; deal stacking, build team, scaling, complexity, funding etc comes from doing it 💯

Feeling #grateful to be in a work #flow at the moment. "The mental state in which a person performing some activity is fully immersed in a feeling of energized #focus, full involvement, and enjoyment in the process of the activity." Sounds about right 😎

Maybe it's that, or I'm just long enough in the tooth to know that time is a great healer for extra costs in #building projects (within reason, obviously). The additional costs of window replacement on this project will be clawed back in less than 2 months once rented out, and it will:

1. Improve the building's curb appeal ✅️
2. Improve the #energyefficiency ✅️
3. Be more cost-effective to do now ✅️

So, I just need to #suckitup and spend now to benefit later #delayedgratification 💪🏻

Here's me on site at my current development in #Lancaster , a conversion of two Georgian townhouses into 5 apartments. The ground floor had most recently been a hairdressers, and the upper floors were flats but the space was under utilised and very tired 🏚
.
As a Grade II Listed Building, it has come with challenges, but the team are now motoring and the aim is to have this completed, tenanted, and refinanced by the end of Q2 🚀
.
I'm a big fan of the buy, refurbish, rent, and refinance strategy #brrr to drive value and I've done this with single lets, multi-unit blocks and HMOs. I'm more of a holder to build long-term #wealth and I've always believed in a diversified #investment strategy so my eggs are in #Yorkshire, the #NorthWest and #London. My main non-negotiable is location, keep it prime! 🥇
.
2024 is looking to be a great business year, ignore the naysayers, there's still a lot of opportunity out there! I'll be getting out to more events so hopefully see you in person soon 👋🏼
